Facade:
The facade of “The Square Apartments” is designed in two warm pastel colors and will be completed with mineral plaster of the highest quality by one of the leading suppliers of mineral plasters on the Bulgarian market and will be granted a certificate for 10 years guarantee of the plaster for color change and durability. It is envisaged to install a triple glazing with a heat transfer coefficient of 0.8 W/m2.K.
Roofing:
Unusable flat roof - heat insulation XPS plates 12 cm, steam insulation of bituminous sheet 0,4 cm and two layers of bitumen waterproofing 0,8 cm. It is also envisaged heat insulation from XPS plates 5 cm in boards, polyethylene foil, and lightweight concrete for slope with a slope of min 2.5%.
Balconies:
When building the balconies it is envisaged: waterproofing of two layers of bitumen sheet - 0,8 cm, thermal insulation of XPS plates - 10 cm, reinforced cement-sand veneer - 5 cm, waterproofing polymer-cement, frost-resistant granite on terraces of cement glue 0,5 cm, stone sink, Vrachan limestone, “Fusion” series in cream color.

High-tech, comfortable and quiet electric elevators "ORONA", non-passive, model 3Gx10 electric without machine room – non-reducer computer, full collection control 7 pcs for a 17,600mm motion driven by steel belts with polyurethane coating, without machine room, designed for 8 persons and with a load capacity of 630 kg, with stops on each floor /including underground/, two-panel telescopic doors with infrared curtain protection, luxury cabin; mirror; boutonniere made of stainless steel, LED lighting at the corners of the cabin and the rear cabin angles; railing at the boutonniere, against it and below the mirror.
Basement /Underground parking and supplementary premises/:
- Flooring - polished concrete;
- Walls – rendering or plaster with finishing paint BAUMIT;
- Ceiling - ready-made reinforced concrete plate with thermal insulation according to the design;
Sewerage installation:
The installation for drainage of the air conditioners and gas boilers will be included in the sewerage system of the building. Built-in system of drains, drainage grids and PVC pipes for drainage of all rainwater.
Electrical installation:
A separate electrical panel is provided for the basement. The electrical installation has an IP 44 degree of protection. On-call and evacuation lighting is provided. The lighting is switched on by motion detectors (PIR) and contactor. Ventilation is controlled by a time relay. All lighting fixtures are fireproof and have the appropriate certificate. A video surveillance system will be built on the periphery of the building, the entrance to the building, the entrance to the car fence and the pedestrian entrance.
Thunder lghtning protection installation:
The site is a third lightning protection category. To prevent direct and indirect thunder lightning strikes on the residential building, a thunder lightning protection installation is envisaged.
Grounding installation:
The grounding installation is a basic element in any electrical installation. It is being installed to limit the high voltage and bringing the large electrical charge into the ground that may occur when thunder lightning or switching processes occur in the power system. The grounding system eliminates or reduces the risk of damage to the electrical system and thus protects people and equipment from dangerous voltages.
Ventilation:
The air exchange in the building is organized to ensure sanitary and hygienic standards for microclimate and air purity. For rooms with direct ventilation, mechanical ventilation is not provided. In all the store premises in the apartments and in the bathrooms there are suction fans with a flap which are controlled by the lighting switch.
In case of heavy smoke or heat release (fire), a natural emergency ventilation system is provided on all stairwells and elevator shafts to ensure unobstructed evacuation.
A working suction installation will be constructed for the underground garage to dispose the contaminated air into the atmosphere. The compensating fresh air enters freely through the garage door.
In the event of an emergency situation and a signal given by the fire alarm system or manually, emergency suction and discharge fans are being switched ON for each separate fire zone.
Video surveillance and access control:
There will be a video surveillance and access control system covering the periphery of the building, the residential entrance and the access to the basement through the underground parking. Infrared cameras (day and night) will be placed on the border of the property and an important point of security on the car and pedestrian entrance to the property from south of the street. The door of the building and the entrance door of the fence will be with an individual access chip for each apartment owner.
Fire alarm system:
A fire alarm system is provided in the staircase of the residential entrance as well as on the basement level. The control center of the fire alarm system will be installed at the security at the entrance in the utility room. Thermal conventional sensors, handheld buttons in stairwells, conventional internal sirens for internal mounting, and external lamp sirens are being used.
As per investor’s assignment, access for cars with gas (methane) systems will not be permitted in the underground garages.
Landscaping of the site:
The plot of the future building is 1580 sq. m., and the building will occupy a bit over 700 sq. m. The internal car and pedestrian alleys and landscaping will be over 800 sq. m. From the East, North and South, landscaping of the low-green terrain will be made, which will create a natural barrier to the future street from East. We also plan to make private green yards for 7 apartments on the first floor, ranging from 178 to 55 sq. m. The private gardens, surrounded by a green fence on all sides, will be directly accessible from the balconies of the living rooms. This will create a sense of house and courtyard for the first floor apartments. We plan to plant a number of decorative flowering pink Japanese cherries in front of the building from south, which will create a unique atmosphere of spring time, and in summer will be a place for shade and coolness.
According to the regulation plan of the “Malinova Dolina” district, in front of the building from south there is a 17-meter public utility area between the building and Ul. “Edward Genov”, which will be landscaped and we will build a playground for children from the southwest side.
